概要
Iranian citizens can get a 10-year UAE golden visa by owning property worth at least AED 2 million. Iranians need a UAE visa arranged before travel. Because of sanctions, the purchase must be funded from documented accounts outside Iran, and UAE banks and developers apply enhanced due diligence, so allow extra time for onboarding.

Iranian citizens need a visa arranged in advance for visits; once the golden visa is issued, it is your residence.
Banking
UAE banks apply enhanced checks to Iranian nationals and some will not open accounts; we prepare the source-of-funds file and work with developers who accept Iranian buyers.
Documents
Iran is not in the Apostille Convention; Iranian documents are certified by the Ministry of Foreign Affairs and legalised by the UAE embassy, then translated into Arabic.

書類と領事認証
イランはアポスティーユ条約に加盟していないため、公文書には一連の手続きが必要です。発行機関と外務省による認証を受けた後、アラブ首長国連邦の大使館または領事館で領事認証を受けます。必要に応じて、宣誓翻訳者による翻訳も行ってください。
通常、イランの無犯罪証明書(警察証明書)に加え、直近で居住したすべての国の無犯罪証明書が必要となります。

Apply through ICP (or GDRFA in Dubai) once the qualifying asset is registered; medical test and Emirates ID in the UAE.
