Golden Visa vs Residence by Investment: What UAE Residents Should Know

If you already hold UAE residency, a second residence in Europe is about access and a plan B, not a place to live full time. Here is how the options differ.

Local considerations

If you live in the UAE, most programmes will ask for a police clearance certificate from the UAE as well as from your country of citizenship. UAE-issued documents usually need attestation by the UAE Ministry of Foreign Affairs before they are accepted abroad.

Funds held in AED are fine for most programmes, but banks and governments will want to see how the money was earned. Living in the UAE does not change your tax position at home, so check whether your country of citizenship taxes you on worldwide income before you invest.

Residence by investment (RBI) is the umbrella term for immigration routes that grant a residence permit in exchange for a qualifying investment. "Golden visa" is the popular, media-friendly name for the same idea, used most often for European and Gulf programmes.

In practice the label tells you little. What differs between programmes is the type of investment accepted (property, funds, business, government bonds or deposits), the minimum amount, how long the investment must be held and whether it can be financed.

Stay requirements vary widely. Some permits can be maintained with little or no time in the country, while others expect regular presence. These rules are separate from the residence needed later for permanent residence or naturalisation.

Long-term outcomes also differ. Some routes can count towards permanent residence or citizenship under the general rules, others are renewable indefinitely without a clear path, and some have been closed or reformed at short notice.

When comparing options, look past the headline figure: model the total family cost, the renewal conditions and the tax consequences of spending time in the country. Programme terms change frequently, so check current rules with an adviser.

Frequently asked questions

Can I keep my UAE residency and hold a European golden visa?

Yes. The two are independent. Most European golden visas have low minimum-stay rules, so they fit alongside a life in the UAE.

Will a European residence make me tax resident there?

Not automatically. Tax residence usually depends on days spent and ties, so check the rules of the country you choose.
