Can I still get a golden visa through property in Portugal or Spain?
No. Portugal removed property from its golden visa in 2023 and Spain closed its golden visa to new applicants in 2025. We can explain the alternatives in both countries.
Do you sell property?
No. We advise on the residency or citizenship route and coordinate the process. Properties are presented by our partners or by sellers you choose, and every purchase is checked before you commit.
Is off-plan property eligible?
Some programmes accept off-plan purchases and others require completed property. We confirm eligibility for the specific project in writing.
How long does the process take?
It depends on the country and on how quickly the purchase completes. Your adviser gives you a timeline for your case at the first consultation.
Do your partners pay you?
If a partner pays us a fee in connection with your purchase, we tell you before you proceed.
Can my family be included?

What is a golden visa?
A golden visa is a residence permit granted to non-nationals who make a qualifying investment, such as property, a fund or a business, in the issuing country.
It gives you and your eligible family members the right to live in the country, subject to the permit's conditions and renewals. It is a residence status, not citizenship.
Does a golden visa lead to citizenship?
Not automatically. In some countries, years on a golden visa can count towards permanent residence or naturalisation under the general nationality rules.
Naturalisation usually involves additional conditions such as time spent in the country, language skills and integration requirements, and these rules can change. Treat citizenship as a possible later step, not a guaranteed outcome.
