Griekenland Golden Visa Through Property, From India

Indian families buying property for Greek residency face three things other buyers do not: a Schengen visa to enter Greece for biometrics, the Liberalised Remittance Scheme limit on moving money, and India's ban on dual citizenship, which makes Greek residence rather than citizenship the realistic goal.

Updated 1 oktober 2026

Quick answer

Indian citizens can get a Greek golden visa by buying property worth €400,000 or more (€800,000 in Athens, Thessaloniki and the most popular islands). Money leaves India under the LRS limit of USD 250,000 per person per year, so families often pool individual limits. You need a Schengen visa to enter Greece for biometrics. The five-year permit has no minimum stay.

What is different from India

Funding under the LRS

Buying property abroad is permitted under the RBI Liberalised Remittance Scheme, up to USD 250,000 per resident individual per financial year. A €400,000 purchase therefore often uses the limits of two or more family members, or two financial years. Tax collected at source can apply on remittances above a threshold.

Schengen visa to give biometrics

Indian citizens need a Schengen visa to enter Greece. The application is filed in Greece by a lawyer, but you must be there legally for fingerprints; we time the visa, the purchase and the appointment together.

Residence, not citizenship

Greek citizenship requires seven years of actual residence and India does not allow dual citizenship, so most Indian investors use the golden visa for Schengen access and a European base while keeping Indian citizenship.

Indian documents

Birth and marriage certificates and police clearance certificates are apostilled by the Ministry of External Affairs and translated into Greek.

Step by step from India

  1. Set the budget by area

Choose the tier: €800,000 in Attica, Thessaloniki, Mykonos, Santorini and larger islands; €400,000 elsewhere; €250,000 only for commercial-to-residential conversions or listed buildings. Each property must be at least 120 m² for the higher tiers. Santorini and other designated border areas need a defence-ministry permit for non-EU buyers.

  2. Get a Greek tax number and account

A lawyer can obtain your AFM tax number and open a Greek bank account under power of attorney.

  3. Buy and register the property

Sign with a notary, pay from an account abroad through a Greek bank, and register the title. Short-term rental of golden visa property is not allowed.

  4. Enter Greece and give biometrics

Apply for a Schengen visa at the Greek visa centre in India, travel to Greece and give biometrics; the lawyer files the application.

  5. Receive the five-year permit

The permit is renewable every five years while you keep the property; there is no minimum stay.

Documents and legalisation

India is not in the Apostille Convention, so public documents need the full chain: attestation by the issuing authority and the foreign ministry, then legalisation by the Griekenland embassy or consulate. Translate them with a sworn translator where required.

You will usually need a police certificate from India and from every other country you have lived in recently.

Where to apply

The application is filed in Greece (usually by a lawyer under power of attorney); you must be in Greece legally for biometrics.

Frequently asked questions

Can Indian citizens get the Greek golden visa?

Yes. There are no nationality restrictions for Indian citizens; the investment, clean record and health insurance requirements apply as to everyone.

How do I send €400,000 from India for Greek property?

Under the RBI Liberalised Remittance Scheme, each resident individual can remit up to USD 250,000 per financial year, so families often combine limits. Your bank applies tax collected at source above a threshold.

Does the Greek golden visa lead to citizenship for Indians?

Only after seven years of actual residence, and taking Greek citizenship would mean giving up Indian citizenship.

Can my parents be included?

Yes. The golden visa can include a spouse, children under 21 and the parents of both spouses.

Is there a tax treaty between India and Greece?

Yes, a double tax treaty is in force; rental income from Greek property is taxed in Greece and reported in India.

Which route suits me best?

It depends on your goal: living in the country, a second passport, tax planning or a base for your family. The routes on this page are ranked by fit for people moving from your country.

How long does it take to move?

Timelines depend on the route, the completeness of your file and government processing. Each programme page shows its published processing range.
