Uni Emirat Arab Golden Visa Through Property, From Iran

For Iranian citizens, property worth AED 2 million brings a ten-year UAE golden visa. What is different from Iran: you need a visa arranged before travel, funds must come from documented money held outside Iran, and UAE banks apply stricter checks.

Updated 1 Oktober 2026

Quick answer

Iranian citizens can get a 10-year UAE golden visa by owning property worth at least AED 2 million. Iranians need a UAE visa arranged before travel. Because of sanctions, the purchase must be funded from documented accounts outside Iran, and UAE banks and developers apply enhanced due diligence, so allow extra time for onboarding.

What is different from Iran

Visa before travel

Iranian citizens need a visa arranged in advance for visits; once the golden visa is issued, it is your residence.

Banking

UAE banks apply enhanced checks to Iranian nationals and some will not open accounts; we prepare the source-of-funds file and work with developers who accept Iranian buyers.

Documents

Iran is not in the Apostille Convention; Iranian documents are certified by the Ministry of Foreign Affairs and legalised by the UAE embassy, then translated into Arabic.

Routes open to you

Figures are statutory minimums from official sources. Official fees are estimates and change; our own fees are quoted for your case.

Golden visa through property

Buyers of UAE property worth AED 2 million or more (mortgaged and approved off-plan property can qualify).

Check my eligibility

Step by step from Iran

  1. Document the funds

Show how the money was earned and that it is held outside Iran.

  2. Choose the property

Property worth AED 2 million or more with a developer or seller who can complete with Iranian buyers.

  3. Register and apply

Register the title and apply through ICP or GDRFA.

  4. Medical and Emirates ID

Complete the medical test and biometrics in the UAE.

  5. Open UAE banking

Open an account once resident; expect enhanced checks.

Documents and legalisation

Iran is not in the Apostille Convention, so public documents need the full chain: attestation by the issuing authority and the foreign ministry, then legalisation by the Uni Emirat Arab embassy or consulate. Translate them with a sworn translator where required.

You will usually need a police certificate from Iran and from every other country you have lived in recently.

Where to apply

Apply through ICP (or GDRFA in Dubai) once the qualifying asset is registered; medical test and Emirates ID in the UAE.

Buying property for residency

Off-plan and resale property can qualify when the developer, price and title meet the programme rules. We work with offplanproperty.com for off-plan projects, and with Belgrave Estates for relocation and resale searches, and check every purchase against the residency rules before you commit.
