Frequently asked questions

How much do I need to invest for the Greece Golden Visa?

As of October 2026, the general threshold is €800,000 in high-demand areas such as Attica, Thessaloniki, Mykonos and Santorini, and €400,000 elsewhere. €250,000 applies only to commercial-to-residential conversions and listed-building restoration. Rules are subject to change, so we confirm the current figure with the authority for the properties you are considering.

Do I need to live in Greece?

There is no minimum stay requirement to keep the permit. If you later want permanent residence or citizenship, separate residence rules apply.

Can I travel in Europe with the permit?

Greek residence permit holders can generally travel within the Schengen area under the short-stay rules. The permit does not give the right to live or work in other EU countries.

How much does Greece Golden Visa cost?

Costs combine government fees, any required investment or funds, and professional fees. Government fees change from time to time, so we confirm current figures and our own fee in writing after an initial assessment.

Can you guarantee approval?

No adviser can guarantee approval — decisions are made by the relevant authorities. What we can do is assess your eligibility honestly, prepare a complete and consistent application and reduce the risk of avoidable refusals.

How do I get started?

Send us your details and an adviser will contact you to discuss your goals and the programmes that fit.

Is the first conversation an obligation?

No. The first conversation is there to help you understand your options.

Is this programme still open?

We only feature live programmes. If rules change, the programme guide is updated and your adviser will tell you before you proceed.

How do I check my eligibility?

Use the eligibility tool or book a consultation and an adviser will review your situation.
